AMES, Iowa — The Opus Group has announced plans to construct a six-story residential and retail complex near the Iowa State University campus. The facility, known as The Foundry, will feature 53 units and 144 bedrooms with 7,500 square feet of ground-level retail space.

“The Foundry will be a one-of-a-kind space, setting the standard for high-quality student housing at the front door of campus,” said Jason Conway, director, real estate development, Opus Development Company, L.L.C. “No other student housing options offer the comfort and convenience The Foundry will bring to Iowa State University.”

When completed, The Foundry will be located directly adjacent to the university campus, and will offer students a unique alternative to on-campus living. The Foundry’s lower level will include space for several retail shops, while the upper levels will be dedicated to student apartments.

The Foundry residents will be able to choose from fully furnished two- and four-bedroom boutique units, featuring granite counters and stainless steel appliances. They will also have access to amenities not often available in traditional student housing, such as a large fitness center, study lounges, bike storage, a game room, private heated underground parking and a common area.

The modern, brick building will be constructed on the site of the school’s former campus bookstore. Demolition of that building will begin in May 2014, and construction is slated for completion in time for the fall semester in 2015.

This project marks the third such endeavor for The Opus Group in recent months. The firm completed two luxury student housing structures at the University of Minnesota in September 2013, and is currently completing work on similar facilities on university campuses in Madison, Wisconsin, Milwaukee and Minneapolis.

The facility’s project team includes Opus Development Company, L.L.C. and Opus Design Build, L.L.C. Opus AE Group, L.L.C. has partnered with award-winning design firm Elness Swenson Graham Architects Inc. of Minneapolis on The Foundry’s design. Elness Swenson Graham also has a long history designing residential spaces, and has completed designs for nearly two-dozen student living complexes.

MENDOTA HEIGHTS, Minn. – Major renovations and a 31,000-square-foot expansion project have been completed on Mendota Heights’ Salesian-run Visitation School. The two-phase project infused the more than 140-year-old institution with new life, while preserving and celebrating its rich history.

In September 2012, leaders at the independent Catholic elementary school and high school issued a news post dubbing the two-part construction project “Visitation Heart and Mind” to recognize the dual purpose of the endeavor. The “mind” component includes the new 4,000-square-foot Science, Technology, Engineering and Math (STEM) center, while the “heart” consists of the new multi-level commons and entrance. Opus Design Build, L.L.C. served as the project’s design-builder and Opus AE Group, L.L.C. was named both the design architect and architect of record. NELSON provided interior design services.

“Given the unique nature of the buildings springing from the Visitation Heart and Mind project, we knew that a special approach would be needed,” said Dawn Nichols, Ed.D., head of Visitation School, in a release. “From the design of these precious spaces through to construction completion, Opus did not disappoint.”

The first phase of work, completed in January 2013, included construction of the new STEM building, known as Opus Hall. This innovative facility now serves as a workshop and assembly space for the school’s award-winning robotics program, as well as engineering and math classes for Upper School students, and computer programing classes for grade school students. The first phase of construction also included the development of a new conference room, several study areas, a 1,800-square-foot expansion to the school’s dining area and the creation of an interior courtyard.

Construction of phase two began shortly after students left for summer break in June 2013, and was completed in March 2014. Known as the Heart of the School, the second phase comprised more than 14,000 square feet of new construction, including the addition of a third level and 11,000 square feet of renovations. The project created a new entryway and commons for the school, increasing connectivity between different areas of the campus.

The entryway features a three-story atrium space, new classrooms, and breakout and study areas. A restored piece of 100-year-old stained glass greets everyone entering the new Heart, while a cozy fireplace and seating area offer a comfortable spot to gather. Security measures were increased in the second phase with the addition of a window that allows staff to see anyone approaching the school before they are granted entry, and heating, cooling and water systems upgrades improved the school’s overall operation.

“We had a great partnership with Visitation School to bring these exciting new spaces to students and faculty,” said Craig Larson, vice president of Opus Design Build, L.L.C. in a release. “By completing the project in two phases we allowed heavy traffic areas to bypass the construction, limiting disruptions to the educational environment.”

After major construction wrapped up, The Opus Group also released contingency funds to support enhancements across the campus. Upgrades include a new Innovation, Design, Engagement and Activity (IDEA) Lab with a multipurpose room, a student video production area, new furnishings, soundproof spaces for group work, and a variety of new technology.
